About Project
This commercial electrical estimating case study outlines a detailed Division 26 scope prepared by AH Estimating for a confidential general contractor. The estimate covered a full range of electrical systems, including takeoff, labor forecasting, and real-time material pricing.
Designed to support accurate budgeting and procurement, the $600K+ estimate ensured alignment with architectural elements, code compliance, and market conditions—delivering a transparent and reliable cost foundation for project execution.
Key Challenge
The electrical estimation project demanded a high level of coordination, technical accuracy, and market awareness. Key considerations included:
- Comprehensive System Scope: The estimate included a full range of electrical systems—requiring broad trade understanding and specification alignment.
- Coordination with Architectural Elements: Device and fixture placement had to align with partition layouts and reflected ceiling plans.
- Accurate Labor Forecasting: Applying trade-specific labor hours with real-time wage rates for electrical work required precision.
- Material Price Fluctuation: Ensuring that unit pricing remained market-relevant amid changing electrical equipment costs.
Estimation Approach
A structured and data-driven approach was used to ensure accurate and transparent electrical cost estimation. The following methods were implemented:
- Division-Based Structuring: Organized under CSI MasterFormat (Division 26), each item was mapped with description, quantity, labor hour, and material cost.
- Detailed Takeoff: Devices, conduits, panelboards, fixtures, and control systems were quantified line-by-line from project drawings.
- Integrated Labor & Material Rates: Applied electrician wage rates ($106.70/hr) and real-time material costs for precise unit totals.
- Cost Rollups: Each line item was subtotaled for labor, material, and combined trade cost, facilitating full-scope pricing transparency.
Summary
AH Estimating provided a full electrical estimate including quantity takeoff and unit pricing for Division 26 scope. Our estimate supported accurate budgeting, bid leveling, and trade procurement for a large-scale commercial project.
By combining labor forecasting with real-time material pricing, AH Estimating ensured the client had a comprehensive understanding of the total electrical cost.
